Fees paid by the tenant to real estate agents (In English: Letting agent fees for tenants)
In November 2016, in the autumn session of the government, it is stated that the tenants are to be exempted from the fees of the real estate agents. So far, however, such a decision has not entered into force. There was no time limit for your submission, so you can now charge different fees to pay for renting a home.
What can they be?
- the contract for drawing up a contract
- tax for compiling an inventory of the property – an inventory of available property
- performing a “bad credit” check, ie whether in the past you have had no problems paying rents, bills, etc.
- Provide recommendations from your boss, bank, or your previous landlord
- administrative costs such as postal services and telephone conversations.
Right to recruit as an immigrant
Taxes to real estate agents may arise if they investigate your immigrant right to rent housing in the country. This Right to Rent Immigration Check is performed instead of the landlord and establishes your immigrant status and whether or not you will be joining a person aged 18 or over. Copies of your passport or other official documents may be made and stored.
Such verification is only done if you rent the property after 1 February 2016, anywhere in England or after February 1, 2014. in Birmingham, Dudley, Sandwell, Walsall and Wolverhampton.
It is also likely that you will be asked to “keep the property” amount while signing the contract.
But as not only rent rates vary, but also the amount of fees, it’s good to explore the market in advance to find the best deal for you. Real estate agents are required to tell you the full amount and all the fees you owe. They should be honestly and transparently mentioned on their sites or advised during a meeting. If this question remains unclear – ask and emphasize your right to be informed. Ask for the amount including VAT and what covers any services you pay for.
